Which Service is Right for You?
- Tenant Find Only Service
We undertake a free market appraisal of the property, confirming our opinion on the market rent for the property. Once we have your instruction, we will confirm an appointment to take marketing photographs and property details to produce your listings.
We actively market your property through a variety of platforms including online property portals such as Rightmove, along with our own website and social media, which offers you assurance that we will hit the widest possible audiences.
Viewings are all carried out by experienced negotiators with detailed feedback. Once a suitable tenant has been found, we will contact you to confirm you are happy to proceed with the referencing. We take your investment very seriously and always ensure that any new tenant is referenced thoroughly (including Right to Rent checks).
Once prospective tenants have passed referencing checks, we will prepare all legal paperwork, collection of the tenant’s first month’s rent and deposit, and arrange the handover, allowing you peace of mind that all compliances have been adhered to.
You will receive a copy of all legal paperwork, along with the tenant’s contact details. Fixed-term tenancy renewals are available – please speak to a member of staff regarding this.
- Full Management
Our Full Management service is designed to offer a completely hands-off approach to lettings, offering you a stress-free experience.
We will provide the same introduction as the Tenant Find service we offer with the following additional services:
We can carry out a detailed photographic inventory of your property, highlighting the condition of the property, before the commencement of the tenancy*.
Once the tenant has occupied the property, we will carry out an initial six-week inspection of the property and meet with the tenant to confirm they are happy with the property.
From thereon we will carry out bi-monthly inspections providing you with a detailed report of the condition, always keeping you informed.
Your tenants will report all maintenance issues to us, and works can be delegated to our reliable contractors, cost-effective to you.
Rent will be collected on your behalf and sent through within 3-5 days of being processed. We start to renegotiate a new contract two months before the end date, advising you of the current market conditions and keeping you informed to secure a new tenancy for the future. *Subject to additional charge.
